We then go a level deeper for each of these shortlisted locations, to check how the market has performed in the past and what’s happening now in the local economy to measure how stable the market is expected to be moving forward and it’s growth prospects. We then finalise a location in consultation with the client to initiate the property hunt.
  • Search & Shortlist: Once the location is finalised, we reach out to our vast network of local contacts to find out on the ground information like which pockets & streets to avoid and which school zones are the best to be a part of. Our local networks also help us with access to off-market and pre-market properties.

  • Evaluate: We work through comprehensive market and property analysis reports with accurate rental income estimates and shortlist properties. During the evaluation process, for each shortlisted property we look at several things like condition of the property, land size, development potential, potential rent, risks, pricing etc. Only properties which meet our criteria, including the Mom test, are presented to the client and we then mutually rank the properties in order of preference with the final call always being with the client.

  • Negotiate & Secure: Selling a property especially which isn’t an investment property can be an emotional roller coaster. Once the property is shortlisted, we leverage our relationships with the seller’s agents to understand the seller’s requirements. This helps us understand what’s important for the sellers want – is it price, settlement period or something else? This helps us secure the property at the best possible price and terms for our clients

  • Due Diligence: The due diligence continues as we help our clients connect with professionals like building and pest inspectors, conveyancers, property managers, and anyone we feel the client may benefit from. We also work closely with your advisors (accountants, mortgage brokers, financial planners) to ensure a smooth and successful transaction.

  • Settlement & Lifetime Support: We help our clients through the settlement process and offer them support throughout the time they hold the property.
